We’re a collaboration of real estate agents and a mortgage loan officer who all agree on the same mission: Making home ownership more affordable and easier for our clients. We share part of our commission checks with our clients at closing, helping them pay their upfront closing costs. We are not a company or a non-profit, just a group of real estate and lending professionals who want to give back. We created Front Range Heroes to help bring awareness to our unique approach, and to reach more home buyers and sellers than is possible by worth of mouth alone. We work with active duty and veteran service members, healthcare professionals, educators, and first responders. 

Simply buy your home with one of our experienced Realtors to get a commission rebate and get your mortgage from our participating lender to get a lender credit, and together we’ll save you a lot money. That’s it! There’s no income cap for Front Range Heroes incentives, and you don’t have to demonstrate financial need to get them. All Colorado homes are eligible. You’ll receive the funds at closing, and they can be used towards closing costs, points to buy down your interest rate, taxes, insurance, etc. You can even stack these with seller-paid closing costs that are negotiated by your real estate agent. The only limitation as a buyer is you cannot use the incentives towards your down payment, per lending regulations. Our home buying clients often pay $0 in closing costs! So much! As a local team of military veterans with family and friends who are veterans, nurses, fire fighters, and educators, we genuinely care about serving our community heroes. You’re not a “lead” we’re buying from an online company that harvests your contact info and then sells it off to the highest bidder. The rebates and lender credits we offer come directly from our commissions, not a third party company, and you don’t have to wait until weeks after your loan closing to get a “Rewards” check (while fronting thousands of dollars for your closing). We work as a team, so you won’t run into the common issue of your REALTOR® and lender not being familiar with each other, which can slow down the process or interfere with negotiations. You’re not assigned to us on a round-robin basis as you are with those lead selling companies online. We know and promote local businesses who will help save you money, and we offer incentives when you sell your house, too, not just when you buy.

Yes! If you had a Hero job you retired from, or served in the military or a civil service program,  then YES, you are eligible for the rebates! Tell us about your experience/occupation and we’ll go from there.

YES! By all means, double dip and take advantage of the savings (as well as the efficiency) Front Range Heroes offers when you sell your home AND when you buy your new home. Please note: the 1% listing incentive is only available in the Denver Metro area. Realtors in other locations may offer varying incentives when you sell your home with them. 

Yes! Our loan officer Seth is a military veteran with over two decades of experience with VA loans, and Planet Home Lending is a trusted VA lender in Colorado and across the country. We often work with service members who are on PCS transfers. Having an in-state lender is critical when it comes to VA home buyers in our Colorado markets, and having a real estate agent who has lots of PCS experience is a must. You can do virtually everything remotely, including E-signing most of the paperwork, viewing homes, and wiring deposits. We’re a team of experienced professionals who understand the stress of a PCS move and will make the process easier and more affordable for you, and we’ll save you a lot more money than any of the online lenders like USAA or Veterans United. And if you’re PCSing from Colorado to another state, we will connect you with a Realtor in that area who will help you.

Planet Home Lending is a direct Fannie/Freddie lender, and can offer you virtually every conventional or government loan program that exists on the market. We offer special First Time Home buyer programs like Home Ready and Home Possible that pair nicely with the incentives. Planet Home Lending services its own loans (so you won’t have your loan sold to other companies and bounced around) and offers “outside the box” loan options, too. Yes! If your house search is not on the Front Range, we will refer you to a real estate agent in your area who will offer similar Realtor rebates, and you’ll get the same and lender credits if you work with Seth for your loan. Your lender incentives are not impacted by the location of your new home, as long as it’s in Colorado or a state our lender is licensed in. 

You bet! We’d love to offer you a comparison quote and show you how much you can save by working with us. You are not obligated to use that lender who pre-approved you; you can work with our lender instead if you want to get the full amount of the Front Range Heroes savings as shown in our calculator. We’re pretty sure we can save you a lot of money over that lender, and close your loan quickly, too. If you have already signed a contract with a REALTOR®, we won’t be able to offer you that portion of the rebate due to procuring clauses in real estate agency/contract rules, but we can still offer the lender credit if you work with our lender. And it’s not just about the savings – our process is remarkably more customer-friendly than most of the lenders in Colorado, and especially ANY of the big call centers with poor reputations (submitting an offer with a pre-approval letter from a call center is often the reason your offer is turned down and the seller chooses a different offer instead). You can close quickly and with much less hassle than you’ll find at pretty much any big bank or online lender.
