How to Calculate Your Buyer Rebate
Our program includes a Realtor commission rebate plus a flat Lender Credit from Planet Home Lending, LLC (“Planet”) when you utilize both our Realtor and our lender to buy your home. Planet does not endorse nor require you to use a specific real estate agent, but this lender credit is only available through the Front Range Heroes program. This program does not require the use of Planet to receive the real estate agent’s commission rebate, or the use of a specific agent to receive the lender credit from Planet. These rebates and credits are independent of one another, but you can maximize your savings by working with a Front Range Heroes real estate agent and Planet together. These funds can be applied towards your closing costs and prepaids at the closing of your loan. Most of our clients are able to take advantage of both the Realtor Rebate and Lender Credit, but there may be very limited circumstances in which we are unable to offer both the Realtor rebate and the Lender Credit, or the amount of your Realtor rebate will not line up with what you see in our pricing calculator. We will do our best to inform you as soon as possible if your eligibility for either the Realtor rebate or Lender Credit is in question, or if you should expect a difference (the main reason you would see a lower rebate is due to the seller of a property offering a lower than typical commission. If the commission is below 2% or the seller is not willing to pay your agent at all, the agent’s commission rebate will no longer be available to you). Our calculator shows BOTH credits combined, but does not necessarily display the exact rebate because that will depend on your agent’s actual commission, which will vary by property. Our calculator shows 25% of an assumed 2.5% commission, but the commission could be higher or lower, which will impact your total rebate.
- The precise way to calculate your rebate is to multiply your real estate agent’s commission by a percentage. You’ll receive 25% of the agent’s commission as a rebate, according to the agent’s commission rate as determined by the seller’s listing agent (as long as the seller is paying 2% or more, this applies). You will also receive a lender credit ($750 if your loan amount is $299,999 or lower, and $1,500 if your loan amount is $300,000 or higher) if your mortgage is with Seth Erickson at Planet Home Lending.
- Typical Buyer’s Agent commission ranges by state (calculated by sales price):*
- CO: 2.25% – 2.8%
- CA: 2% – 2.5%
- TX: 2.5% – 3%
- VA: 2.25% to 2.5%
*Buyer’s Agent commissions are not pre-determined percentages, and can vary. They are negotiable between the buyer and their agent, though they are commonly paid by the seller and be negotiated as part of your offer. The table above just shows examples of commission ranges commonly seen in each state. If the seller is NOT paying a buyer’s agent commission, or they are paying an amount that is below the “typical” percentage of the local market, your agent might not be able to offer you a full commission rebate.
The 1% Listing Commission
- The 1% listing commission program is applicable only to homes sold in the Denver Metro Area, through David Lampe or Thomas Grant at The Principal Team, or Tori Whittaker at Colorado Home Realty.
- There will still potentially be a commission offered to the buyer’s agent. This amount can be discussed and you may offer any percentage you choose – this buyer’s agent commission offered is always negotiable.
- The commission savings shown in the calculator is based on paying your Front Range Heroes listing agent 1% and the buyer’s agent 2.5% for a total commission of 3.5% vs another agent charging a total commission of 6% (with 3.2% going to the listing agent and 2.8% going to the buyer’s agent).
Notice About Mortgage Lending and Loan Availability
We cannot guarantee that you will qualify for a mortgage and/or be able to purchase a home. Front Range Heroes does not lend or provide mortgages, and we cannot quote interest rates or closing costs. You will need to have a discussion with your lender and obtain loan pre-approval, at which time these rebates will be disclosed in an estimate, along with all the proper disclosures as required by law.
